Our History

Strand is a Vancouver-based finance, development, and investment company active across North America. Since 1976, Strand has acquired, developed, and financed a portfolio of real estate assets valued at over $16 billion, comprised of over 47,000 homes.

Strand has been actively involved in many real estate sectors, including the acquisition of development sites, the development of high‐rise condominiums, multi-family apartment buildings, single family communities, office towers, and industrial projects, as well as providing financing to developers for residential and commercial developments throughout North America.

While Strand has preferred to maintain a low profile, consistent with the philosophy of its key stakeholders, Strand has established a reputation for integrity and success in its real estate dealings.

Strand by the years

1976
Strand acquires its first portfolio of multi-family apartment buildings comprised of 600 apartments in Denver and Colorado Springs, Colorado.
1978
Strand enters the multi-family markets in Atlanta, Orlando, Oklahoma City, and Memphis.
1979
Strand expands further into Dallas, Houston, and Austin.
1983
Strand commences Canadian operations, acquiring multi-family apartment buildings in Vancouver and Calgary.
1984
Strand commences its multi-family development business and the construction of 350 strata rental apartments in Richmond, BC.
1989
Strand completes City Square Shopping Centre in Vancouver.
1992
Strand establishes a single-family home residential finance business in California, quickly becoming one of the largest private financiers in California, and a multi-family residential business with an office in Atlanta.
2010
Strand commences its finance business for the development of thousands of apartments in such places as Chicago, Seattle, Portland, Los Angeles, San Diego, Las Vegas and Santa Monica.
2014
Under the leadership of Mike Mackay, Strand launches a stand-alone development division, with a head office in Vancouver.
2018
Construction begins at The Columbia, Kits Walk, and The Victoria rental communities in Vancouver.
2019
Strand launches 398 condominiums for sale across three buildings at The Oaks in West Coquitlam. The project sold out and the final building was delivered in 2023. Langford Heights is acquired, 81 acres of land located in Langford for a future business park and single family home lots.
2020
Construction starts at The Fraser, a mixed-use community in The Fraserhood while Kits Walk, The Columbia, and The Victoria finish construction and begin welcoming tenants to the buildings.
2021
The first homeowners move into The Oaks, construction at The Riley begins, and lot servicing gets underway at Langford Heights.
2022
Strand launches the first condominium tower in The Oakdale Collection – Alina. Habitat Property Management is created and The Fraser reaches construction completion, welcoming residents to this new community.
2023
Strand launches the second condominium tower in The Oakdale Collection – Komo, Strand Contracting Ltd. is established, and The Riley finishes construction and welcomes tenants to the building.
2024
Construction begins on Strand’s Westside Collection projects, Arbutus Terrace, The Elms, and The Dunbar. Strand launches Madrona Ridge, providing fully serviced single family home lots for sale in Langford.
2025
Alina, the first condominium tower in The Oakdale Collection, reaches completion and welcomes homeowners. The Layla and Arlo complete and welcome new tenants into these rental communities, while Strand Contracting breaks ground at The Emerson and The Henley.
